How a contract works
- Survey. One of our technicians inspects the property, including communal areas, bin stores, basements and any flats you want checked, and notes how pests are getting in.
- Agreed schedule. We agree how many routine visits the building needs each year and send you a quote.
- Routine visits. Our technicians check bait stations and monitoring points, inspect shared spaces and deal with any activity.
- Written report. You or your agent get a written report after every visit for your property records.
- Call-outs. When a tenant reports mice, rats, bed bugs or anything else between visits, call our office and we send a technician out as quickly as possible.

HMOs, blocks and communal areas
In shared buildings one flat is rarely the whole story. Mice and rats travel along pipe runs and through gaps between units, and bed bugs and cockroaches can spread from room to room. Treating only the flat that complained often means the problem comes back. We look at the communal areas and neighbouring units where access allows, and our report sets out what we found and where, which helps when you need to decide what work is needed and who should arrange it.

Who is responsible for pest control, the landlord or the tenant?
It depends on the cause and on the tenancy agreement. A problem caused by disrepair or gaps in the building is often treated differently from one linked to how a flat is kept. We cannot give legal advice, but our report records what we found so you have the facts.
Can you deal with tenants directly?
Yes. If you prefer, our office can arrange access with the tenant and send the written report to you or your agent afterwards.
Do you cover HMOs and blocks of flats?
Yes. In HMOs and blocks, pests often move between units through shared walls, pipe runs and communal areas, so we look at the whole building rather than one flat in isolation.
